How Louisiana farm leases work
When a Louisiana lease can end, how much notice it takes and what to put in writing.
How to end a Louisiana farm lease
Louisiana's Civil Code has its own rules for agricultural leases. A lease with no agreed term is year to year (art. 2680) and ends by notice (art. 2727).
| Situation | Notice rule |
|---|---|
| No agreed term (year to year) | Notice at least 30 calendar days before the lease year ends |
| Fixed term | Ends on the stated date, no notice needed |
| Tenant stays 30 days past the term, no objection | Lease reconducts year to year |
| Written lease with its own notice terms | Follow the lease |
A fixed-term lease ends without notice (art. 2720), but if the tenant stays in possession for 30 days with no notice or objection, it reconducts year to year (art. 2721, art. 2722). Give written notice before the term ends and keep proof of delivery. Compare every state in Oaken's farm lease termination guide.

Setting the rent? The 2026 median non-irrigated cropland rent across 46 of 64 published Louisiana parishes is $55.50 per acre. Compare yours on the Louisiana cash rent by parish map or read the 2026 rent negotiation guide.
Oral vs. written leases in Louisiana
A Louisiana lease can be oral or written (Civil Code art. 2681). Sugarcane, rice and soybean acres all need clear written terms, especially when the lease spans a cane crop cycle.
Our advice: a lease that has rolled over for years on a handshake leaves no record of the rent, input splits or notice terms. Write it down, even for a one-year deal. Get the templates →

Louisiana farm lease questions
What is the deadline to terminate a farm lease in Louisiana?
An agricultural lease with no agreed term is year to year under Louisiana Civil Code art. 2680. Under art. 2728, notice must be given at least 30 calendar days before the end of the lease year. A lease with a fixed term ends on its stated date without notice (art. 2720).
What is reconduction of a Louisiana farm lease?
If an agricultural lease's fixed term ends and the tenant stays in possession for 30 days without notice to vacate or other objection, the lease is reconducted (art. 2721). A reconducted agricultural lease runs year to year (art. 2722).
Does a Louisiana farm lease need to be in writing?
No. Louisiana Civil Code art. 2681 allows a lease to be oral or written. A written lease is still the safer choice: it records the rent, the term, the crop share and how notice is given.
What is the average farmland cash rent in Louisiana in 2026?
Across the 46 of 64 Louisiana parishes with published 2026 USDA NASS cash rent data, the median parish rent for non-irrigated cropland is $55.50 per acre. Oaken's Louisiana cash rent map shows every published parish, its rank and its change from 2025.
How does Oaken help manage Louisiana farmland leases?
Oaken keeps every Louisiana lease, landowner and payment in one place. It tracks rent due dates and each lease's notice deadline, calculates flex and crop-share payments, and gives landowners a portal for statements, so nothing depends on a binder or one person's memory.
