Yes, oral agricultural leases intended for one year or less are fully enforceable under Kansas law. However, under the Statute of Frauds, any farm lease agreement structured to last longer than 12 months must be in writing to be legally valid.

A lease agreement transfers exclusive possession of the property to the tenant for the duration of the term. This grants the tenant:

Both parties share legal duty, but primary responsibilities vary:
Tenant Duty: As the legal possessor of the land, the tenant typically bears the primary obligation to control noxious weeds during the lease term.
Landowner Liability: If noxious weeds go untreated, county weed directors have the statutory authority to treat the acreage and place the assessment directly on the landowner's tax bill.

Land Sale: Selling the farm does not invalidate an active lease. The new buyer inherits the property subject to the tenant's existing rights until a proper statutory termination notice is served.
Landowner Death (Life Estate): If the landlord holds a life estate interest, the lease generally ends upon their death. However, Kansas statutory protections allow the tenant to complete the season and harvest any growing crops.
